Project: Viad Building--Phoenix, Arizona
This project involved the sale of a commercial property.
Solution: The property is a 24-story (plus basement and sub-basement levels) high-rise office tower and an associated 8-story parking garage with a total of 478,448 net rentable square feet. A Phase I was conducted with a compliance audit. . The assessment included sampling for suspected asbestos-containing-materials, mold and lead in water. PCB-bearing equipment evaluation and radon testing was conducted in the sub-basements. This Phase I included a review of the storm water collection and disposal system for the 12 acre property. The assessment and audit were conducted over a one-week period. BEAR provided corrective measures from the observed environmental issues to complete the property transaction.
